Nothing here is stacked. Every home shares a wall or two with a neighbor and nobody lives above or below you, so the floor is yours and so is the ceiling. The two and three bedrooms put the bedrooms upstairs, and every home’s dining room opens onto its own fenced backyard with a deck.

The property sits on Sioux Road just off Bear Valley Road, on the east side of Apple Valley. Stater Bros is a mile and a half west. Stay on Bear Valley Road and the town’s main retail stretch is four to five miles along: Target, CVS, Walgreens, Lowe’s and the Jess Ranch Marketplace with WinCo Foods. Interstate 15 at Bear Valley Road is about ten miles.

Yes, central heat and air conditioning in every home, not a wall unit. High Desert summers run past a hundred and winter nights drop below freezing, so this matters more here than almost anywhere.

Thirty-eight townhomes in four plans: a single-level one bedroom of about 660 square feet from $1,050, a two bedroom townhome of about 930 square feet from $1,395, and two three bedroom townhome plans of about 1,176 and 1,236 square feet from $1,695. Every home has a fenced backyard with a deck, reached through the dining area. It is yours: a table and a grill on the deck, a garden along the fence, a place to sit outside in the evening without sharing it with the building.

Rent covers the home, your backyard and deck, open parking, landscaping and grounds care, and the central heat and air, maintained by us. You put electricity, gas and water in your own name, so you pay for what you use. Trash is a small charge billed with your rent at whatever the hauler actually invoices, with nothing added. Internet service is your own.

We publish what we look for, so you know where you stand before you spend anything on an application: monthly income before taxes of three times the rent, a credit score of 625 or above, six months of continuous employment or income (twelve if you are self-employed), and rental history in good standing with no balance owed to a current or prior landlord. Housing vouchers are welcome, and the income standard applies only to your share of the rent. Every application is reviewed against the same criteria, in the order completed applications come in. That is not automatically a no here. We can issue a conditional approval the same day and refer you to a lease guaranty service, which stands behind your lease the way a co-signer would, without you having to ask anyone you know. You pay the guaranty’s premium, quoted on your own situation, and your security deposit stays at one month’s rent. Ask before you apply and we will get you the exact number.

Every dollar it takes to get keys, listed before you apply: a $50 application fee per adult applicant, a security deposit equal to one month’s rent (refundable at move-out less any damage, and one month is the most California law allows), and the first month’s rent. There is no administrative fee. A private garage adds $75 a month if you want one.

No pets. Assistance animals are not pets: service animals and support animals are welcome in every home, with no fee, no deposit and no monthly charge.

Open parking sits in front of the buildings, and there are eighteen private garages in the front lot at $75 a month.

Some homes have washer and dryer hookups, and the property has two laundry rooms that take payment by card.
